Project 'Gap' Funding

 

If you are an experienced builder, project manager and / or property developer who is deficient in equity for any particular project we may be able to assist you to make up the additional equity funding normally required for approval of a construction loan.

 

'Gap' Funding, (more commonly known as Mezzanine Funding), can be made available up to 80% of your project's end value i.e. its GRV, (ex. GST), and with the extra funding bundled along with the senior debt provided for construction. 

 

Lending Parameters

 

  • Indicative Interest Rates from;      9.5% per annum

  • Loan Terms:                                   6 Months > 24 Months

  • Loan Amounts:                              $1M > $50M                

  • LVR's on Construction up to:         70% of 'GRV' (ex. GST)

  • LVR's on Raw Land up to:              70% of 'As Is' Value (ex. GST)

  • Project Costs (LTCR) up to:            85% of Total Project Costs (ex. GST)

  • 'Gap' (Mezz) Financing Available:  Blended 1st & 2nd Mortgage Structures Available    

  • Pre-Sales Required:                        $0 Pre-Sales on Small > Medium Sized Projects

  • Interest & Loan Costs:                   Always Capitalised for the Term of the Loan
